Property sector calls on Senate to deal with Build to Rent bill as poll reveals gloomy outlook for renters

Almost half of Australian renters believe they won’t be able to buy a house in the next five years. A YouGov survey of 1500 Australians, commissioned by the Property Council, finds nearly 80 per cent believe there is a lack of affordable housing in their areas, with a majority of renters saying they felt they had no choice other than to rent. And 40 per cent of renters don’t believe they will be able to buy in the next five years. The Property Council of Australia, National Shelter and the Community Housing Industry Association are using the figures to call on Senators to amend and pass the Government’s build to rent legislation to ensure greater tenure security for renters and a “refined” affordable property component. The bill grants tax concessions for developments that are built specifically for the rental market. The legislation was delayed after the Greens and Coalition voted together to block it in the Senate. Liberal Senator Andrew Bragg blasted the bill in its current form as a tax giveaway to foreign investors. Greens housing spokesman Max Chandler-Mather revealed his party would only support it if 100 per cent of properties were deemed affordable. Prime Minister Anthony Albanese called the parties “blockers” and accused them of being in a “no-alition”. The property sector claims their amendments would result in 105,000 new homes being be delivered over the next decade, and that they would ensure the Government met its 10 per cent affordable component target. The YouGov poll also found housing affordability was Australians’ second-highest concern after cost of living. Property Council of Australia chief executive Mike Zorbas said if the Senate got the Bill right, it could deliver twice as many dwellings as the Housing Australia Future Fund. Community Housing Industry Association chief executive Wendy Hayhurst called on Senators to deal with the legislation as a priority as the upper chamber reconvened this week. “Passing this Bill with our amendments could rapidly inject 1200 affordable rental homes into the market, providing relief to those facing steep rent increases,” Ms Hayhurst said.
